- This method, for a very low fee, is available to you 24/7. You may also enable automatic payment to withdraw a set amount from your bank account each month. Just set it and forget it!

- No need to come down to our office to swipe your card. Please note there are fees associated with this method. You will need to login to your tenant portal to see the fee as it is a set amount based on your monthly charges.

You may request us to send you a link to activate your Resident Portal using the Request portal access button. Please note you must be an existing resident with Titan Management. If you have applied but not moved in, a link will be sent to you automatically when we set you up in the system so no request here is necessary. This form is only for current residents that have already moved in and need a new Resident Portal.
Please use the email and phone number you have on file with us and the system will automatically match your information and send an activation email immediately. If your information does not match, we will manually process your request.

Please note
In order for us to send you a new login, we must delete your current login and send you a new activation via email. This will remove any pending payments, automatic payments and any stored payment information that may have been setup on your old login.

Things you should know before moving out
You will need to let us know your intentions of moving out, with a minimum of 30 days prior to your move-out. As stated in your lease, once the lease has been fulfilled for the term of the lease, it will renew on a monthly basis thereafter with each succession beginning on the (1st) first of each month. If we do not receive notification, we assume you want to stay for another month. What does this mean? It means if you would like to move out on, say October 1st, you would need to let us know no later than September 1st. Now let’s say you inform us on September 15th however, you will be responsible for September and the entire full months rent of October. We hope this has clarified any confusion and thank you for your understanding.
Things to do upon moving out
Upon final move-out, you will need to stop by the office to return all keys, including mailbox keys, and provide a self-addressed (your new address), stamped envelope that we can use to send your security deposit itemization along with any applicable refund. You will need to place all of these items in a sealed envelope and write your name and address that you have with us. You can either leave them with someone in the office or drop them off in our mailbox. We will mail you your itemized list and any security deposit within 45 days.
Notify the applicable utility companies (contact info here) regarding discontinuance of service in your name, as of the termination date of your lease. Leave garage door openers on the kitchen counter.
Tips for getting the most of your security deposit
Please keep in mind that we do not want to take your security deposit. We prefer to give back as much as possible because this means we don’t have to do as much work upon your move-out.
- Move-in ready condition
- Leave your apartment in move-in ready condition. It was cleaned when you moved in, we expect to find it in that condition when you leave. Make sure to clean all appliances (inside and out), toilets, tubs, sinks, countertops, etc. Just remember, if you wouldn’t want to move into a place in the condition you leave it, no one else will either.
- Don’t leave anything behind
- Do not leave behind any furniture, clothing, garbage or anything else. You wouldn’t want to find someone else’s stuff in your new apartment so please don’t leave behind any of your stuff for us to pick up after.
- Patch holes in the wall
- Fill any small nail holes with putty. If we find a reasonable amount (15 or less) of nail holes already patched and ready for touch up, we do not charge for these. Please do not attempt to patch any holes that are larger than a nail because in most cases, we must remove the patch and re-do it because it does not meet our standards that our residents expect from us. This causes more work on our part and thus more charge to you.
- Don’t paint your apartment
- Do not attempt to paint any portions of your apartment. Although you will be charged if we must paint your apartment when you move out, in most cases it causes more damage when a tenant attempts to paint. This will result in more work on our part and thus higher charges for you.
- Shampoo the carpet
- Have your carpets shampooed. In most cases, we have the carpets shampooed before each move-in. If your carpets are left in move-in ready condition (i.e. no stains or smells) then this will help tremendously.
- Thoroughly clean your apartment
- Have your apartment completely clean and ready for us to inspect no later than the end of your lease. Once your lease has ended, the apartment is turned over to our possession and we base your move-out charges on the condition we find it in on this day. If any of your belongings are still in your apartment, we assume you have abandoned them and we have the right to discard them immediately. Please remember that often times we only have a few days to get the apartment ready for the next tenant. If we must delay this next move-in due to excessive filth, clutter, or abandoned belongings then we will charge for the days lost in rent.
Renew your lease
Use the form below to notify us of your intentions to stay with us. Someone will be in contact with you to discuss any changes in price, availability, etc. Once we have reached an agreement, we will prepare your renewal lease for you to sign. Maintenance
Maintenance and emergencies

Issues that are an emergency
- Furnace failure
- Furnace failure during extreme temperatures below 35°F. Make sure the thermostat has power, it may need the batteries replaced. Also check to make sure the thermostat mode is set to “HEAT” and fan is set to “AUTO.”
- Water leaks
- Considered an emergency ONLY when the leak cannot be contained by the utilization of a bucket, pan, pail, etc…
- No water throughout apartment
- Considered an emergency as damage could occur if there is a pipe that has burst.
- Toilets
- Considered an emergency unless more than one toilet is available.
- Power outage
- Loss of power to an entire building. Please contact your Electric Provider to determine if this is an issue that needs addressed by them, especially if this occurs during/after a storm. Most issues occur due to downed power lines or electric meter failures, which we can NOT address and must be handled by your power provider.
- Broken windows/doors
- Only when it affects the safety of the resident.
Issues that are not an emergency after hours
- No hot water
- Considered a Next Day Emergency. We will do our best to take care of this same day but only during our working business hours.
- A/C failure
- If after hours, it will be addressed next day. We will do our best to take care of this same day but only during our working business hours. (If A/C was not provided by us, such as your own window A/C unit, you are responsible for this issue).
- Clogged drains
- Considered a NEXT DAY emergency unless damage to the residence can occur. Please note that feminine products, baby wipes, diapers, paper towel, etc. should not be disposed of into the drain system. If we find that this has happened, you will be charged for the plumbing bill. Toilet paper and human waste is the only thing that should be disposed into the drain system.
- Roof leaks
- Not normally an emergency as roofs cannot be repaired while raining. Please place a bucket under the leak to prevent further damage.
Lock outs
A $75.00 charge will be paid for lock outs at the time of the visit. You may also stop by our office to pick up a copy for $10/key, this will also need to be paid at the time of visit. We only assist in lockouts during our normal business hours. You will need to call a locksmith during hours outside of our operating times.

Maintenance FAQ

My toilet is clogged/overflowing
Plunge the toilet to release clog. This may take a few tries to work. If toilet is overflowing, shut off the water using the valve at the base of the toilet, mop up any water and try to plunge the toilet.
My A/C is not properly cooling the house
Make sure the fan mode on the thermostat is set to “AUTO”. Otherwise your furnace fan will constantly blow air and will be drawing hot air into your home when the A/C unit is not running. Also, if temperatures are extreme, your A/C unit may not be able to keep up with what you have it set to. An A/C can only cool about 20°F lower than what the outside air is. (i.e. 95°F outside, your house will only get down to about 75° inside)
Do I change the light bulbs in my apartment?
In most cases, yes. You are responsible to maintain your lightbulbs that can be reached from a step ladder and that can be purchased from any hardware store. If you come across a light that you cannot reach with a step ladder, such as ones on vaulted ceilings or high stairways, you may request our assistance.
My furnace and/or water heater stopped working
Make sure your gas has not been shut off. Check all outside doors for a tag from your gas company. Also, think of the last time you paid your bill. Check your gas meter as well, check for a tag on the meter and to see if the gas valve is turned off on the meter. If your gas has been shut off, we can not help in this matter. You will need to call your gas provider to work this out. Go to the utility information above. If your gas has not been shut off, read below for more troubleshooting.
My furnace is not working correctly
If you have followed the steps above, then make sure the thermostat has power, replace batteries if necessary. Also check to make sure the thermostat mode is set to “HEAT” and set fan to “AUTO”. If you have access to it, check and change the furnace filter. If you live in a single family home, you are responsible for changing (and paying for) your own furnace filter. Generally these need changed every 30 days. If you have neglected to change the filter and your furnace fails due to dirt and dust clogging it, you may be billed for the repair of your furnace. Changing the filter helps out all of us… Your furnace is more efficient (saves you money), you breathe cleaner air, and it saves you from having a broken down furnace.
There is water all over my bathroom floor
Make sure your curtain is on the INSIDE of your tub/shower. If your curtain has two layers (plastic inside, cloth outside), make sure you are placing the plastic side on the inside of your tub/shower. Otherwise, the water will flow down the curtain and all over your floor. You will be charged if we find this has been neglected and has caused damages.
You may also want to check that your sink faucet or toilet is not leaking. Feel the water lines for any wetness. They may sweat in the summer time. If you do not have an air conditioned apartment, this can cause excessive sweating from your toilet and can create a large puddle of water around it. Feel the bottom and back of the tank to see if it is just sweating or if it’s leaking.
I’m missing my garbage bin or blue recycle bin
Surprisingly, these tend to go missing quite often. To help us focus on more important tasks, we would ask that you directly contact the appropriate Sanitation company that services you — see the utility information above.
My garbage disposal is not working
Generally garbage disposals will clog due to improper use. You should not put anything but food peelings and small amounts of table scraps (no bones). You should not put anything that can swell or become sticky when water is added such as pasta, rice, flour, etc. Please think about what you are putting in your drains before doing so. If your disposal is not working, you will need to request maintenance for it. Please be prepared to pay for this if we find that it is clogged due to improper use of someone putting toys, silverware, bones, large amounts of food, debris, glass, bottle caps, etc.
My drain system seems backed up
You should call a professional plumber to come take care of this issue. Since drains are generally clogged from mis-use, you will most likely be charged for drain backups. In some rare cases, roots can get in the lines but this is not very common. Most of the times we find that it is feminine products, baby wipes, diapers, paper towel, etc. and these should not be disposed of into the drain system. If we find that this has happened, you will be charged for the plumbing bill. Toilet paper and human waste is the only thing that should be disposed into the drain system.
Issues with electrical power outage
If power is off to the entire home/apartment, make sure your power has not been shut off. Check your doors for notes left by the power company. Go to the meter outside to see what color tag is on it. For Duke Energy: blue tag is good, red tag is shut off. If you have been shut off, see the utility information above for contact info and call your service provider. If you have not been shut off, check the breakers in your panel box to ensure none of them have been tripped. There may also be a shut off breaker by the meter outside. Check this if you have one. If all this checks out and power is still out for the entire house, call your service provider to see if power is out for your area. If power is out for about half the house, ask your service provider to come check the meter for partial failure. Sometimes one side of the meter will go bad and must be replaced by your power company. If your issue is more isolated (just a few plugs/lights), then we will most likely need to come check it out.
