Regular Maintenance

If you are in need of maintenance, please look over our Maintenance FAQ to see if your problem can be solved through there. If not, please use the button at the bottom of the page to be directed to your online Resident Portal. If you don’t yet have one, Register for a Resident Portal.

Issues that ARE an Emergency

Furnace Failure

Furnace failure during extreme temperatures below 35°F. Make sure the thermostat has power, it may need the batteries replaced. Also check to make sure the thermostat mode is set to “HEAT” and fan is set to “AUTO.”

Water Leaks

Considered an emergency ONLY when the leak cannot be contained by the utilization of a bucket, pan, pail, etc…

No Water Throughout Apartment

Condidered an emergency as damage could occur if there is a pipe that has burst.

Toilets

Considered an emergency unless more than one toilet is available.

Power Outage

Loss of power to an entire building. Please contact your Electric Provider (Contact info here) to determine if this is an issue that needs addressed by them, especially if this occurs during/after a storm. Most issues occur due to downed power lines or electric meter failures, which we can NOT address and must be handled by your power provider.

Broken Windows/Doors

Only when it affects the safety of the resident

 

Issues that are NOT an Emergency after hours

No Hot Water

Considered a Next Day Emergency. We will do our best to take care of this same day but only during our working business hours.

A/C Failure

If after hours, it will be addressed next day. We will do our best to take care of this same day but only during our working business hours. (If A/C was not provided by us, such as your own window A/C unit, you are responsible for this issue).

Clogged Drains

Considered a NEXT DAY emergency unless damage to the residence can occur. Please note that feminine products, baby wipes, diapers, paper towel, etc. should not be disposed of into the drain system. If we find that this has happened, you will be charged for the plumbing bill. Toilet paper and human waste is the only thing that should be disposed into the drain system.

Roof Leaks

Not normally an emergency as roofs cannot be repaired while raining. Please place a bucket under the leak to prevent further damage.

Lock Outs

A $75.00 charge will be paid for lock outs at the time of the visit. You may also stop by our office to pick up a copy for $10/key, this will also need to be paid at the time of visit. We only assist in lockouts during our normal business hours. You will need to call a locksmith during hours outside of our operating times.
